Our Services
Property Presentation
We present every property to the largest available rental market, advertising broadly through yard signs, internet listings, and leasing referrals, always priced against current market conditions.
Qualifying Residents
Our application process verifies employment and income, checks rental history including payment record and move-out condition, and pulls a credit report covering history and current balances.
Maintenance
Handling maintenance daily means we know what repairs should cost and how long they take. Our own staff covers heat and air, plumbing, electrical, and general repairs, with favorable vendor rates for the rest.
Accounting
Convenient monthly statements with a full itemized record, direct deposit, and copies of work orders and receipts kept on file all year. Year-end statements plus a W-9 simplify tax time.
Rent Collection
Rent is due on the 1st and considered late after the 5th. When needed, we initiate legal proceedings promptly and handle our own dispossessory filings with the county magistrate court.
Professional Management
We stay current on the Georgia Landlord Tenant Act, Federal Fair Housing laws, and the Federal Fair Credit Reporting Act, backed by professional staff and 24-hour emergency service.
